We recently purchased a new home to use as a renter. Our real estate agent told us to purchase and insurance policy from Old Republic to cover anything that could be wrong with the house since it was built in the 80's. An inspector looked at the house prior to our purchase and didn't notice anything with the property. Once the house was occupied by our renter, he noticed that the lights would shut off and stay off for a few hours. Old republic sent an electrician over and he told us that the prior owner had replaced a new breaker on top of a broken buster. He reported back to old republic and they stated that the insurance didn't cover anything that was not installed correctly. We were precise to inform our agent of the policy we needed for the house. We were not sure what work the house had done prior to our purchase so that is why we purchased the insurance. The policy we had was Old Republic Home Warranty Plan. That is what our agent advised us to get. Now, what can we legally do to help cover our out of the pocket expense of over a grand. Is there a policy that anyone would recommend for a rental house. Let me add that we do have home owners insurance but it only covers fires, floods, etc. (Please no unnecessary comments, this is an important question and need real honest advise.) I'm thinking about switching my auto insurance from GEICO to USAA, but had a few questions. And since it's the weekend, they're not open when I called. I purchased a used vehicle about 4 months, so my insurance went up, and have heard great things about USAA, so here goes,,,, Question #1 - From all of the research I've done on auto insurance, USAA is approximately $125.00 dollars cheaper for a 6 month premium than GEICO. This sounds too good to be true, but I did the free quote steps over and over again on the site, if you have have USAA auto insurance, does this sound right? Question #2 - I submitted a quote for property insurance as well, and that quote was $10.00 a month, does this sound about right? I did this quote with website assistance on how much my property is worth. Question #3 - My 6 month auto insurance premiums gets paid in 4 monthly installments in a 6 month window, does USAA do this as well, or do they do it by monthly deduction? Thanks to all in advance

Ok I have a 1993 Dodge Caravan. I am disabled so it has a ramp that is let out and brought back in. It has disabled hand controls and a drivers seat that raises and lowers and turns around.. just a bit more than your average seat does now-a-days.. this van was adapted when it was made.. so i have no receipts on the modifications or anything.. i could get an estimate from a local store that deals in strictly handicapped equipment.. how do i properly insure this van? I am looking online and I can't find any site that will give me a quote on no fault auto insurance. Everyone I go to is full coverage and I don't want that. It was a acquaintance that i knew in high school.well we didn't get the insurance involved,we exchanged information. there's a small dent on his bumper i thought i could pay him off out of pocket with out my parents knowing since they've been trying to find a new car for a while now we even went to a dealership the day of the accident,i dont want to look irresponsible. but the trunk of his wont open. He went to a place to get an estimate they would charge him about 1,700$ which is wayyy more than i expected. I called other places around my area to see if they can fix the trunk and they basically said they to see the condition its not bad it just can't open.being a unemployed college student its hard to find money to pay of the pocket,so i was thinking of just asking my parents what happened,only if the body shops around my area are to expensive to pay. I know im under my parents insurance name but i wasn't sure at the time would the insurance company pay for all of it or would i need to pay out of pocket?would it go up?. need advice or suggestions this situation had been bothering a lot. dont know much about car insurance any additional information would be appreciated!
